  • Of course, that's our job and expertise. While all of our homes are truly custom designed by talented third-party Architects and Plan Designers, our most successful projects are those in which we’re involved in the plan development from the very beginning. We are able to provide valuable information throughout the planning process regarding building costs and constructability. We work with some very talented Architects and Plan Designers, but it truly pays to have a builder engaged at design stage to make sure you’re designing a home that can and will be built near stated budget. we'll also work with Council submission or CDC process to get your project approved.

  • There is a huge range of factors that affect building quote like Land characteristic (slope, orientation) and accessability, the complexity of the design and type of inclusions (basic, standard, luxury). We recommend getting atleast 3 quotes from reputable builder to get a sense of estimated price range.
    However for us to provide a fixed quote on your project we suggest you provide a complete set of plans and documents that should include

    • Site Surey Plan
    • Soil Report
    • House Plans and Diagrams
    • Stormwater Plan
    • Structural Plan
    • Facade and Inclusion Specifications

  • Once fixed price Home building contract is signed and all approved plans and reports are available building work can start between 2-4 weeks.

  • Please note that not all development requires Council approval. If your development falls into the category of exempt or complying development, you do not need to continue with the development application process. We work with you to obtain required engineered certificates, Sydney water Approval, new Gas and power connections with meter etc.

  • Yes, we can extend your home or add first floor too! Learn more about our Home Extensions services to see how we can help expand and renovate your home to give your family added space and comfort.

  • Site costs are costs associated with getting your block prepared for new home construction or an extension. It will be based largely on your soil test and your land contour. The worse the soil and the larger the slope the higher the site costs.
    Some examples of site costs would be excavation, demolition or number of tree removal and retaining walls.
    If your site is unserviced or requires new services these costs would form part of the site costs. If you are looking at a knock down and rebuild, we include the majority of site costs. However council may require the installation of new services which will add to site cost. An example of this would be under ground power or a new water tapping because the original no longer complies.

  • Our List of inclusions provides a detailed list of offering/items that is included in build price as absolute minimum. These can be extensive and include a lot of detail which can be used as a starting point for prelimary price for new build/xtension.

  • Yes. A challenging block sets difficult constraints, from physical and social factors, on the design of your home. We can help you with the design wheather you are building on a sloping land, difficult soil conditions, stormwater affected block or odd shaped block.

  • Generally, landscaping is not included in quote. However, if you got a landscape plan and/or require fencing we are happy to quote.

  • Typically, it takes around 12 weeks to build a granny flat, while a 4 bed house on a flat block takes around 20 weeks. Construction times will increase depending on complexity of sites like sloping land and/or difficult access and size of build.
